Visionary Home Builders of California is now accepting applications as of September 3, 2025, for Tierrasanta Villas, an 80-unit affordable apartment community at 915 B Street, Livingston, Merced County. Applications will remain open for two weeks only and must be submitted by September 17, 2025. After the intake period closes, a lottery will be conducted for each unit type, and applicants will be placed on a waitlist in the order drawn. All applicants will be contacted regarding their lottery status and next steps.
Tierrasanta Villas will provide much-needed affordable housing in Livingston, a growing city of nearly 15,000 residents. The community will offer two- and three-bedroom floor plans designed to exceed green building standards. Leasing is expected to begin in October 2025.
The property will feature a wide range of amenities for residents, including a Head Start early education childcare program, an outdoor basketball court, a children’s playground, electric vehicle charging stations, and rooftop solar panels designed to reduce tenant energy costs. An onsite community center will house the leasing office and provide multiple classrooms for adult education programs in areas such as health and wellness, financial literacy, computer training, and homebuyer education. Safety will also be a top priority at Tierrasanta Villas, with secure on-site parking, multiple surveillance cameras, and a state-of-the-art access system to ensure safe and convenient entry for residents and visitors.
Visionary Home Builders is working with a number of key partners to bring this project to life, including the Joe Serna Jr. Multifamily Housing Project, the State of California Housing and Community Development, La Raza Development Fund, the City of Livingston, the Merced Housing Authority, JP Morgan Chase, Century Housing Corporation, and Redstone Equity.
